Site Selection
The best policy is "know before you own".
So many times an owner/investor can get into land ownership without knowing key information that latter becomes a costly burden.
Some "on site" sales personnel and "land dealers" pretend they can impose restrictions on an owner that are illegal and have no legitimate standing in the Texas Local Code or the Texas Property Code.
FYI "on site" sales personnel are not required to be Real Estate Agents or hold a Brokers License. All they need is the owner’s permission to sell the land. Real Estate Agents and Brokers are bound to disclose certain information and follow certain rules. Sales personnel not so much!
If you are a potential owner make sure your rights are protected and not assumed before you sign any papers.
I will research in your behalf to ensure there are no cumbersome restrictions, deed clauses or issues that will affect you as an owner.
Often times land dealers or sales personnel do not know and just want to sell you the land.
If you are buying land, especially in a rural district, make sure of all restrictions, services, state and county future land use plans as well to the geographical and geophysical characteristics of the land and adjacent tracts.
It takes experience and knowledge to evaluate these things.

Design/Build
We offer a design build service that is thorough and cost effective. I will design your home or investment property the way you want it and consult you on your original ideas until they become reality. I oversee and manage all construction personally. Since I only build a limited amount of houses per year you can be assured that your will be original in every way. My design build packages range from 4% to 7% of the construction cost.
Cost +
Cost plus design build services are for those who already have funding and the basic design worked out. Cost plus is also beneficial when the owner’s suspects they may need more house than anticipated or the move in date has to be expediated. This helps when it would be more costly to stop the process and go back to the drawing board. I bring the design to you and design with you one on one. If the size of the project increases my fees work out on a sliding scale that that helps you control the cost.
Design
I can also custom design your home with you and provide you a set of permit & or construction plans that your builder can use. After the design is approved you will receive permit drawings, construction drawings, a 3D colored rendering and a real estate property valuation based on local information.
Fees vary depending on size and scope of the project. Most single to two story design fees are $1.15 to $1.30 per square foot. The larger the home the less per square foot design cost. If engineering is required I can work with the engineer to help keep costs down.
